What’s Coming to Humber Bay Shores?

Future Developments That Will Shape the Waterfront Skyline

As a local resident and Realtor who’s proudly called Humber Bay Shores home since 2010, I’ve had a front-row seat to the incredible transformation of our waterfront skyline. And while it may seem like every inch of this neighbourhood is already built up, there’s actually a lot more change on the horizon.

Whether you’re a homeowner, investor, or someone dreaming of a future move to our community,  the upcoming projects in Humber Bay Shores will impact lifestyle, convenience, and property values for years to come. Here’s a look at what’s in the pipeline—developments that will redefine this pocket of South Etobicoke.

Proposed Park Lawn GO Station

PARK LAWN GO STATION – Game-changing Transit Access

One of the most exciting infrastructure projects is the long-awaited Park Lawn GO Station, which is finally full steam ahead. Metrolinx is working toward a 2026 opening, bringing much-needed transit relief to local commuters and significantly improving accessibility to downtown Toronto.

The station will be built just south of the Gardiner Expressway and east of Park Lawn Road, adjacent to the massive new development at 2150 Lake Shore Blvd West. For investors and residents alike, this new transit node will be a major value-add, reducing travel time and increasing appeal to future buyers and tenants.

2150 Lake Shore in Etobicoke's Humber Bay Shores area: Master Plan

2150 LAKE SHORE – The Master-Planned “Mr. Christie’s” Community

The former Mr. Christie’s factory site is undergoing a massive transformation. The 2150 Lake Shore development by First Capital REIT and Pemberton Group will bring over 7,500 residential units, retail, office space, and even a new transit hub—anchored by the future GO Station.

Phase 1 will feature condos up to 76 storeys high, making it one of the tallest developments in the area. With a focus on mixed-use urban planning, this community will include public parks, new roads, a school, and a pedestrian-first layout—adding vibrancy and walkability to our neighbourhood.

Seven-tower proposal would transform the Sobey’s Plaza, Humber Bay

SOBEY’S PLAZA REDEVELOPMENT – More Residential & Retail Coming to The Queensway

The Sobey’s plaza at The Queensway and Park Lawn is also being eyed for redevelopment. A proposal is in place to transform this retail site into a mixed-use development with multiple condo towers and enhanced retail at street level.

While change always comes with growing pains, this project will modernize an aging plaza and add much-needed density to support transit and amenities in the area.

ESSO GAS STATION – From Pumps to Panoramas

What was once the Esso station at 2208 Lake Shore Blvd W (corner of Lake Shore and Park Lawn) is set to be transformed into a 59-storey condo tower. The proposal includes retail space, a new public park, and improvements to pedestrian and cycling access.

While this site may be small, its redevelopment marks the final chapter in the area’s shift from industrial and service use to high-density residential living.

2173 Lake Shore Blvd W – The Conservatory Group builds next to Jade Condos

Another exciting proposal is in the works for the last unbuilt site on Marine Parade Drive. Adjacent to Jade Condos at 33 Shore Breeze Drive on the east side, The Conservatory Group is planning:

  • Bldg A - a 43-storey mixed-use tower facing Marine Parade Drive

  • Bldg B - an 8-storey residential building at the center of the site

  • Bldg C - a 2-storey commercial building fronting Lake Shore Blvd W

Why This Matters for Residents and Investors

Humber Bay Shores is no longer Toronto’s best kept secret. These upcoming developments will bring more housing, better retail, upgraded transit, and an enhanced pedestrian experience – making the area even more desirable.

For current owners, this means potential for property value appreciation. For investors, it means higher rental demand and stronger ROI. And for future buyers, now is a great time to get in ahead of the next wave of growth.
